My Home CLT is pleased to provide full-service property management services which generate consistent results for our clients.
Overview of our Services
Tenant Acquisition:
Clean unit and order touch up paint if needed (Homeowner responsibility)
Professional photography will be ordered upon the property being ready to rent at our expense
List the home on MLS, Zillow Group, Realtor.com, ect
Show the property to all prospective applicants
Screen and process all applications (One at a time on a first come first serve basis in fairness)
Review full credit report, income, and rental history (Employment and rental history are verified)
Accept Application with the homeowner and give our suggestion, but the owner will have the final decision to
accept or decline the application
Collect the security deposit from the tenant. This is due before the lease is sent out
Lease will be drafted to be signed by all parties
Setup tenant with a portal to pay rent and submit maintenance (If we are managing)
Move-In Tenant once renters insurance and transfer of utilities have been completed and providedOngoing Management Services:
Access to an online portal that will provide financials, track expenses and income, provide monthly
and ad-hoc statements and 1099’s
Collect rent from tenants via online, drop off, or mail to the office
Represent your interest and provide a front face for the tenant and handle any and all leases and
property issues on your behalf including late notices and evictions
Maintain residence as needed. Owners can provide vendors they prefer, or use ours. We contact you
for repairs estimated at over $250 (except in emergencies)
Inspect units every three months over the course of each lease and provide a report
Turn Over property between tenants
Accounting each month for rents and submitting payouts (done on the 10th and 20th of each month)Rates:
Tenant Finders Fee: 1 Full Month Rent if we don't manage your home. 1/2 Months Rent if we are managing your home
Monthly Management Fee: Dependent on the number of properties/units we manage.
